We provide comprehensive investor support at every stage of the process

At Ansee, we combine environmental analyses with a business perspective. We work with our clients from the earliest site analysis through to securing the required administrative approvals. We streamline procedures and run projects in a way that keeps things moving forward without unnecessary complications.

Documentation, analyses, expert opinions

We prepare the documentation and analyses needed to obtain environmental permits. We develop these studies in line with current legal and regulatory requirements, drawing together environmental, technical, and planning data. We provide the solid factual basis needed to keep procedures moving.

Natural and environmental screening

We help in assessing the potential and limitations of a project site. We identify environmental risks, potential conflicts, and procedural hurdles, saving time and money on unnecessary studies. We also prepare our clients for the next steps and procedural obligations down the line.

Impact, Risk, and Opportunity (IRO) analysis for biodiversity

We help define environmental KPIs that meet the biodiversity requirements of the CSRD directive. We also provide measurement tools, such as a biodiversity footprint calculator. This makes EU compliance easier, improves the quality of ESG reporting, and allows for a real-world assessment of the environmental impact of a project or company’s operations.

Environmental impact assessment

We produce accurate forecasts that speed up the adoption of planning documents (the Local Spatial Development Plan, the General Municipal Plan, or ZPI) by reconciling project goals with environmental requirements. We analyze the likely effects of planned solutions and identify optimal land-use directions. We provide expert support throughout the entire planning procedure.

Project information sheet (KIP)

The project information sheet (KIP or Karta Informacyjna Przedsięwzięcia in Polish) is the starting point of the environmental procedure. It describes the project and its surroundings and identifies potential environmental impacts. We prepare it thoroughly, which helps narrow the scope of requirements set by the authorities and significantly shorten the administrative process.

Environmental Impact Report (ROOŚ)

The EIR (ROOŚ or Raport oddziaływania na środowisko in Polish) is a key document in the process of obtaining a positive environmental decision. We base the reports on inventories, in-depth analyses, and consultations. Our clients value these for their high quality and precision – making it easier to move on to the next stages of the project and reducing the risk of formal objections from authorities.

Acoustic analysis

We assess how noise generated by the project affects the surrounding area. This analysis is a key element of the procedure for obtaining an environmental decision in projects such as wind farms. We prepare the document in line with current standards and regulatory requirements, which lowers the risk of requests for additional information or an unfavorable decision.

Electromagnetic field analysis

We measure the levels of radiation emitted by equipment. The analysis may be required, for instance, in transmission line projects and PV installations, and can serve as an appendix to the environmental impact report. We conduct it in line with current legal and technical requirements, so it meets the expectations of the authorities.

Landscape analysis

We assess the impact of a planned project on the natural environment and the landscape. A landscape analysis doesn’t need to be just an annex to an environmental impact report – it can also serve as a practical planning tool. It provides arguments for discussions with authorities and the community, improving the chances of a favorable administrative decision.

Natura 2000 impact assessment

We assess the impact of the planned project on Natura 2000 sites and their immediate surroundings, with a particular focus on the impact on protected habitats and species. A thorough assessment is a formal requirement and further reduces the risk of the project being challenged before the application for an environmental decision is even submitted.

Shadow flicker analysis

We assess how wind turbine operation affects the surrounding environment and residents’ quality of life. The analysis is built on simulations of turbine operation and sunlight conditions, using modern modeling tools. We draw clear conclusions that support the process of obtaining an environmental decision and the smooth implementation of the project.

Supervision, inventories, and monitoring

We carry out supervision, inventories, and monitoring to support the safe execution of projects in the field. We respond to changing conditions, ensure compliance with administrative decisions, and document our work thoroughly. We keep the process moving and keep environmental obligations under control.

Pre-construction monitoring

We carry out site observations, before the project begins, to confirm the presence of protected species and habitats and to determine baseline environmental conditions. For wind farm projects, bird and bat monitoring is a formal requirement. We conduct this work in line with applicable regulations and guidance from the authorities, keeping the project on track.

Nature survey

We carry out a biodiversity inventory to assess the state of the natural environment in the area of a planned project. Our team of specialists conducts the fieldwork, including identifying protected species and habitats. The resulting data forms the foundation of the EIA report and supports the process of obtaining an environmental decision.

Environmental supervision

We provide environmental supervision during the construction phase. We track site conditions and respond to changes, check that ongoing work complies with the environmental decision, and document progress. We flag risks as they arise and recommend solutions that keep the project compliant with formal requirements.

Dendrological supervision

We provide dendrological supervision during tree removal and earthworks in tree protection zones. We check how the work is being carried out and assess the condition of vegetation throughout construction. This helps avoid mistakes that could damage trees or the forest stand.

Dendrological survey

We prepare a document assessing the condition of trees at the project site. The report meets official requirements in full and follows the correct format. It supports the permit application process and the planning of green-space management, reducing the risk of procedural delays.

Exemption decisions

Where a project risks harming protected habitats or species, we prepare applications for a derogation decision from the competent authority (the General or Regional Directorate for Environmental Protection). We assemble a complete set of documentation, including attachments, justification, and expert support. Our experience lets us move efficiently through the procedure and secure approval from the authorities.

Post-construction monitoring

We carry out post-construction monitoring to check the project‘s environmental impact and confirm that obligations under the administrative decision are being met. We track bird and bat populations and compliance with the terms of the decision. The investor stays in control of these obligations and can close out the post-construction phase smoothly.

Consulting, reporting, financing

We support investment, financial, and strategic decision-making on environmental matters. We analyze risks, review documentation, and prepare the studies required by financing institutions and regulators. This gives a solid foundation for informed planning, transactions, and further project development.

Land selection for investment

Land selection is the first step toward an informed choice of location and helps avoid costly missteps. We analyze environmental and regulatory conditions and identify the risks and constraints that may affect later stages of the project. We sketch out possible scenarios, helping reduce costs, shorten preparation time, and rule out high-risk locations.

Environmental and social due diligence

We assess the environmental risks tied to acquiring or selling a project. Environmental Due Diligence (EDD) is now a standard practice in investment deals and transactions. We review existing documentation for completeness and factual accuracy, so that all decisions rest on reliable data.

Biodiversity strategy

We prepare documents and plans that lay out how an investor intends to protect and support biodiversity. These are increasingly required for projects financed by European and private funds. They help build credibility and a competitive advantage with stakeholders.

Environmental layout optimization

We advise on the placement of project components (such as wind turbines and PV panels) at the planning stage, reducing negative environmental impacts and improving the chances of a positive decision. Our proposed solutions balance project efficiency with the need to avoid spatial and environmental conflicts.

Environmental financing requirements

We help investors meet the environmental requirements of financing institutions. We prepare documentation on biodiversity and the impact of projects, including BMPs and CHAs, and also handle ESAP and BMP audits as well as curtailment strategies. We support communication with financing institutions during the project evaluation phase and when negotiating requirements.

Double Materiality Assessment (DMA)

Using a materiality map, we assess how a company affects the environment (inside-out) and how environmental factors affect the company (outside-in). We help identify which issues are the most important and how to address them. This is the basis for building an effective sustainability strategy and ensuring CSRD compliance. DMA is a strategic tool that lets organizations stay ahead of potential market challenges.

Environmental decision amendment

We support the formal process of amending an issued environmental decision when project changes occur or documentation needs updating. We analyze how the planned changes affect the scope of the project’s environmental impact and prepare the necessary justifications. We can also represent the investor in administrative proceedings, ensuring the consistency of arguments and compliance with applicable regulations.

Biodiversity management and adaptation

We support investors in managing their biodiversity impact and adapting operations to climate and regulatory requirements. We analyze risks and opportunities, design strategies, and put metrics and action plans in place. We bring together CSRD requirements and reporting standards with what is actually feasible on a project.

Biodiversity indicators

We design and put in place measurement systems that let companies monitor their environmental impact on a regular, comparable basis. We help choose the right indicators, set goals, and collect the relevant data. As a result, standards-compliant reporting becomes a real management and communication tool rather than just a formality.

Biodiversity impact assessment

We analyze how a project or activity affects environmentally valuable elements, including protected plant and animal species, their habitats, and ecological corridors. We identify areas of risk and potential environmental conflicts, and recommend measures to mitigate negative impacts. This assessment is the basis for informed project planning and for managing environmental obligations.

Climate change adaptation

We help account for future climate change – both in terms of risks (droughts, floods) and in terms of adaptive design solutions. We work on project resilience while also showing how the project aligns with EU climate goals and international standards. This gives the project a solid foundation.

ESRS E4 sustainability report

We prepare reports that meet ESRS E4 requirements and selected reporting standards, including CSRD, GRI, and SFDR. We help organize environmental data, choose appropriate indicators, and prepare the documentation needed for environmental certification. The report ensures regulatory compliance and transparent communication with stakeholders and financing institutions.

Biodiversity Management Plan (BMP)

We develop practical, measurable, standards-compliant plans that show how a company protects, monitors, and offsets the environmental impact of its projects. These plans are increasingly required by institutional investors and banks. We help build them in a way that fits the actual conditions of the project.

Biodiversity monitoring

We help companies and investors understand how their operations affect the natural environment – both now and over the long term. We develop monitoring methodologies, conduct field measurements, and analyze change over time. This is the foundation for reliable reporting and compliance with fund requirements.

We’re ready to start working on your project

We’d like to suggest a short, no-obligation conversation. We’ll look at the site’s potential, sketch out possible courses of action, and flag the key risks. This is the first step toward streamlining the process and making an informed decision.

Common questions,
specific answers

When two partners are planning a piece of work together, questions naturally come up – about scope, pricing, or when to start. We’ve gathered the most frequent ones below to clear up the key points before we get going.

At what stage of the investment is it best to begin cooperation?

The best time is during site selection or preliminary investment planning. Bringing us in early lets us identify environmental and regulatory risks, head off costly revisions, and put a schedule in place for the work ahead.

Is it possible to carry out only a selected scope of work, such as an EIA report or environmental monitoring?

Yes. The scope of cooperation can cover selected parts of the project, such as an EIA report, environmental monitoring, or specific specialist analyses. We tailor what we do to the project’s stage, keeping our work consistent with the overall process.

Does the support include liaising with government agencies and handling paperwork?

Yes. We handle the administrative process – preparing and submitting applications, staying in touch with the relevant authorities, and tracking deadlines. We represent the investor throughout the proceedings, keeping documentation and arguments consistent.

What is the cost of the services?

Before we start working together, we provide a detailed, transparent estimate of the scope of work. The cost depends on the stage of the project, its scale, and the studies required. We set out the scope and terms of cooperation clearly upfront.

Is it possible to interpret the results of environmental surveys and analyses?

Yes. We explain what the results mean, point out their implications for the project, and recommend next steps. We translate the analyses into concrete decisions and possible courses of action.
